Entertainment. Right up until it isn’t.

Everything on this site is written to be read, argued with, and acted on carefully. None of it is advice about your situation, because nobody here has seen your situation. That distinction is academic until the day it decides something — and on that day you want a licensed professional, not a web page.

Using this site

Read it, argue with it, take it apart. Just do not mistake it for counsel.

Acceptance of these terms

By accessing, browsing, or using this website (the “Site”), you acknowledge that you have read, understood, and agree to be bound by these terms. If you do not agree, you must discontinue use of the Site. These terms constitute a legally binding agreement between you and Residential Equity Protection, LLC (“we,” “us,” or “our”). We reserve the right to modify these terms at any time without prior notice, and your continued use of the Site following any change constitutes acceptance of the revised terms.

Eligibility and conduct

You must be at least 18 years of age or the age of legal majority in your jurisdiction to use this Site. You agree to use the Site only for lawful purposes and in a manner consistent with all applicable local, state, national, and international laws and regulations.

You may not use the Site in any way that could damage, disable, overburden, or impair it, or interfere with any other party's use of it. Unauthorized access to data, systems, or networks connected to the Site is strictly prohibited.

Intellectual property

All content on this Site — text, graphics, logos, images, audio, video, data compilations, software, and the overall design and layout — is the property of the Site owner or its content suppliers, and is protected by United States and international copyright, trademark, patent, trade secret, and other intellectual property laws.

You may not reproduce, distribute, modify, create derivative works from, publicly display, publicly perform, republish, download, store, or transmit any material from the Site without our prior written consent, except as necessary for your own personal, non-commercial use.

Third-party links

The Site may link to third-party websites, services, or resources that we do not own or control. We have no control over and assume no responsibility for the content, privacy policies, or practices of any third-party site or service, and we are not liable, directly or indirectly, for any damage or loss caused by or in connection with reliance on any such content.

Where substantive statements on this Site are supported by links to government agencies, regulatory bodies, or other recognized authorities, note that those links point to outside sources subject to change, relocation, or removal without notice. If you find a broken link, you are encouraged to report it.

Not advice, and not a contract

Reading about a wall is not the same as building one. This page is the reading.

Informational purposes only

The content provided on this Site is for general informational and educational purposes only. Nothing on this Site should be construed as professional advice of any kind, including but not limited to legal, financial, mortgage, real estate, tax, or investment advice. The information is not tailored to your specific circumstances and should not be relied upon as a substitute for advice from a qualified licensed professional.

No professional-client relationship

Your use of this Site and your viewing of its content does not create any professional-client relationship between you and the Site owner, its affiliates, or any contributor. No communication through this Site shall create such a relationship. Transmitting information through this Site does not make it confidential or privileged.

If you require advice applicable to your specific situation, you must consult an appropriately licensed professional in your jurisdiction.

No contract formation

The content, materials, tools, forms, and interactive features available on this Site are provided solely for informational, educational, and marketing purposes. Your use of this Site does not create any binding contract, agreement, or other enforceable legal obligation between you and us.

Nothing contained on this Site shall be construed as an offer, solicitation, or acceptance capable of forming a contract. Submitting an inquiry through this Site does not constitute a binding agreement to engage, purchase, or retain any service. Any engagement must be formally presented in a separate written agreement executed by both parties.

Submission of information through this Site does not obligate us to provide you with any product or service. We reserve the right, in our sole discretion, to decline to proceed with any inquiry for any reason or no reason at all.

You acknowledge that you are not relying on any statement, representation, or content on this Site as the basis for entering into any contract or transaction, and that you have been advised to obtain independent legal and financial counsel before executing any binding agreement.

Accuracy, generalization, and corrections

While we strive to provide accurate and current information, we make no representations or warranties of any kind, express or implied, about the completeness, accuracy, reliability, suitability, or availability of the information contained on the Site for any purpose. Any reliance you place on such information is strictly at your own risk.

Some statements are generalized in order to provide contextual reference and broad understanding, and may not capture every exception, nuance, or jurisdictional variation. If you disagree with a specific statement, you may write to us with your supporting proof. We will review the submission in good faith and make corrections or clarifications where warranted.

AI-assisted content

A portion of the material on this Site — some of the images, and some of the written content — may have been produced or refined with the assistance of artificial intelligence, machine learning, or other automated tools. Not all of it was, and we do not mark which parts are which. We disclose this so that you may exercise appropriate judgment in evaluating anything you read here.

Artificial intelligence is known to make errors, produce inaccurate or incomplete information, and generate content that does not reflect current reality. So do people. Nothing here is offered on the theory that machine-written text is worse than the human kind — both get things wrong, and neither is a substitute for checking. You are expressly advised to verify all content presented on this Site and not to rely upon any specific data, figure, statement, or conclusion as absolute fact without independent confirmation.

Jurisdictional limits

The information on this Site is not intended for distribution to, or use by, any person or entity in any jurisdiction where such distribution or use would be contrary to local law or regulation.

Property tax, homestead, exemption, entity, and trust law vary materially by state, and in some cases by county. Material written with Texas in mind may be wrong elsewhere, and may be wrong in Texas after a legislative session.

03

Privacy

What you typed is what we hold. Nothing inferred, nothing bought, nothing kept back.

What we collect

We collect personal information that you voluntarily provide. On this site that means the email address you enter, and, if you choose to give them, your name, your telephone number, and whatever you write in the message field. Nothing else is required, and the form works without any of the optional fields.

We may also automatically collect certain information when you visit or navigate the Site, including your IP address, browser type, operating system, access times, pages viewed, and the referring URL. This information does not reveal your specific identity but may be used for security, analytics, and operational purposes.

How we use it

We use the information we collect to provide, operate, and maintain the Site; to understand and analyze how it is used; to communicate with you about the material you asked for; to improve what we publish; to detect and prevent fraud; and to comply with legal obligations.

We do not share it

We do not sell your personal information. We do not rent it, trade it, or hand it to lenders, brokers, agents, affiliates, marketing partners, or anyone else for their purposes. There is no list to buy.

Our email delivery service holds your address for one reason: to deliver the messages we send. It acts on our instruction, it has no independent right to use your information for its own purposes, and we grant it none.

If we receive a subpoena, warrant, or other lawful order compelling disclosure, we will comply with it. That one is not ours to refuse.

Cookies and tracking

Cookies are small text files placed on your device by websites you visit. We may use essential cookies necessary for the Site to function, analytics cookies that help us understand how visitors interact with the Site, and functional cookies that store preferences.

Most browsers allow some control of cookies through their settings, and you can set yours to refuse cookies or to alert you when one is being sent. If you disable cookies, some features of the Site may not function properly. We may also allow third-party service providers to place cookies for analytics purposes.

How long we keep it

Unless otherwise stated at the point of collection, all user data is deleted one year after it is collected. We do not keep records indefinitely on the theory that they might one day be useful.

Where a law, regulation, or lawful order requires us to retain something for longer, we retain it only for as long as that requirement lasts, and delete it afterwards.

Treat the deletion date as proof of our respect for your data. A promise not to misuse something is worth less than not holding it at all.

Data security

We have implemented appropriate technical and organizational measures designed to protect the information we process. However, no electronic transmission over the Internet or information storage technology can be guaranteed to be completely secure, and we cannot promise that unauthorized third parties will never defeat those measures.

Children's privacy

The Site is not intended for use by children under the age of 13. We do not knowingly collect personal information from children under 13, and if we learn that we have done so without verification of parental consent, we will delete that information as quickly as possible.

Your privacy rights

Depending on where you live, you may have the right to request access to, correction of, deletion of, or restriction of processing of your personal data, and to be free from discrimination for exercising those rights. To exercise them, reach us through and say what you are asking for.

04

Email, text messages, and calls

One link, one click, gone. We do not chase people who leave.

Electronic communications

When you visit the Site or send email to us, you are communicating with us electronically, and you consent to receive communications from us electronically. You agree that all agreements, notices, disclosures, and other communications we provide to you electronically satisfy any legal requirement that such communications be in writing.

Email

By submitting your email address through this Site, you consent to receive email from us at that address. Frequency varies; messages are sent periodically rather than on a fixed schedule.

All commercial email we send complies with the CAN-SPAM Act. Every marketing message identifies itself as an advertisement, includes a valid physical postal address, and includes a clear mechanism to opt out of future marketing email.

You may unsubscribe at any time using the link at the bottom of any marketing email, or by reaching us through and asking to be removed. Please allow up to ten business days for the request to be processed. Even after opting out of marketing email, you may still receive transactional or administrative messages relating to an inquiry you made.

Text messages and telephone calls

We do not operate an automated, bulk, or autodialed text message program. There is no keyword campaign, no short code, no scheduled send, and no software queueing messages on our behalf. If you give us a telephone number, it is used to reach you personally about the inquiry you made — by a person, from an ordinary telephone.

A telephone number you give us is not a subscription to anything. We do not add numbers to a marketing list, we do not pass them to anyone, and we do not contact numbers that were not handed to us directly by the person they belong to.

Ask us to stop and we stop. Say so however you like — reply to the message, say it on the call, or reach us through . There is no keyword to remember and no confirmation loop to complete. You may also register your number on the National Do Not Call Registry at donotcall.gov.

05

Accessibility

If any part of this site shuts you out, that is our defect to fix, not your problem to work around.

Commitment and conformance

We are committed to ensuring digital accessibility for people with disabilities, and we are continually working to improve the experience for every user. The Web Content Accessibility Guidelines (WCAG) define requirements for improving accessibility, and we strive to conform to WCAG 2.1 Level AA.

Partial conformance means some parts of the content may not yet fully meet that standard. We are actively working to identify and close any gaps.

Features on this site

This site is built to support keyboard navigation, visible focus indicators, semantic landmarks and headings for screen readers, text that reflows and resizes without loss of content, colour contrast intended to meet WCAG AA, respect for the operating system's reduced-motion preference, and descriptive alternative text where images convey meaning. Decorative elements are hidden from assistive technology.

Third-party content

Certain content may be provided by third parties — embedded media, widgets, maps, or linked documents — over which we do not have full editorial control. We cannot guarantee the accessibility of third-party content, but we encourage you to report any barrier you encounter.

Feedback, assistance, and alternative formats

We welcome your feedback. If you encounter an accessibility barrier, or need assistance reaching any content or feature, reach us through and we will make reasonable efforts to provide the information through alternative means. We aim to respond to accessibility inquiries within five business days.

On request we will endeavour to provide information contained on this Site in alternative formats accessible to individuals with disabilities, including large print, audio, Braille, or electronic formats compatible with assistive technologies.

07

Warranties and liability

No system is airtight. Anyone who tells you otherwise is selling you one.

Disclaimer of warranties

THE SITE AND ALL CONTENT, MATERIALS, INFORMATION, PRODUCTS, AND SERVICES PROVIDED ON OR THROUGH THE SITE ARE PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, TIMELY, SECURE, OR ERROR-FREE, THAT DEFECTS WILL BE CORRECTED, OR THAT THE SITE OR ITS SERVERS ARE FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS.

Limitation of liability

IN NO EVENT SHALL WE, OUR AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, SUPPLIERS, OR LICENSORS BE LIABLE FOR ANY DIRECT, INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF OR INABILITY TO USE THE SITE, INCLUDING BUT NOT LIMITED TO DAMAGES FOR LOSS OF PROFITS, GOODWILL, USE, DATA, OR OTHER INTANGIBLE LOSSES, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. YOUR SOLE REMEDY FOR DISSATISFACTION WITH THE SITE IS TO STOP USING THE SITE.

Indemnification

You agree to indemnify, defend, and hold harmless the Site owner, its affiliates, officers, directors, employees, agents, licensors, and suppliers from and against any claims, liabilities, damages, losses, costs, expenses, or fees (including reasonable attorneys' fees) arising from your use of the Site, your violation of these terms, or your violation of any rights of another.

08

Governing law and disputes

If it ever comes to this, at least you will know where it happens.

Governing law and jurisdiction

These terms are governed by and construed in accordance with the laws of the State of Texas, without regard to its conflict of law provisions. You agree to submit to the personal and exclusive jurisdiction of the courts located within Harris County, Texas for the resolution of any dispute arising out of or relating to these terms or the Site.

Dispute resolution

Any dispute, controversy, or claim arising out of or relating to these terms — including their formation, interpretation, breach, termination, or validity — shall first be addressed through good-faith negotiation. If negotiation does not produce a resolution within thirty (30) days, the dispute shall be resolved through binding arbitration administered by the American Arbitration Association under its Commercial Arbitration Rules, seated in Houston, Texas. Judgment upon the award may be entered in any court having jurisdiction. The arbitrator's decision shall be final and binding.

09

General terms and contact

If this page changes, the date at the top changes with it. That is the whole promise.

Termination

We may terminate or suspend your access to the Site immediately, without prior notice or liability, for any reason, including breach of these terms. Provisions which by their nature should survive termination will survive, including ownership provisions, warranty disclaimers, indemnity, and limitations of liability.

Severability and entire agreement

If any provision of these terms is held invalid, illegal, or unenforceable by a court of competent jurisdiction, that provision shall be eliminated or limited to the minimum extent necessary and the remaining provisions shall continue in full force and effect.

These terms, together with any other legal notices published by us on the Site, constitute the entire agreement between you and us regarding use of the Site, and supersede all prior or contemporaneous communications between you and us on that subject.

Changes to this notice

We may update this notice from time to time. The updated version will be indicated by a revised date at the top of this page. We encourage you to review it periodically.
